I’On is a highly and nationally acclaimed subdivision located near downtown Charleston. The areas best builders have built this neo-traditional pedestrian-oriented neighborhood. It has been selected as one of the “Best Communities in the Nation†two years in a row. Katy Stech with the Post and Courier recently published an article entitled, “I’On neighborhood marks prosperous decade.” Here is the article:
“Yes, it really has been 10 years since one of Mount Pleasant’s most controversial neighborhoods received a nod of approval from Town Council members.
Over the course of a decade, the I’On Group, headed by developer Vince Graham, has turned a 243-acre woody plot along Mathis Ferry Road into a densely-packed community of 646 homes and more than 30,000 square feet of commercial space.
The carefully planned project faced heavy opposition from residents who said the development’s density would clog traffic on U.S. Highway 17. Town board members ultimately approved the project in March 1997, and the company broke ground a few months later.
While the details of the project were scrutinized, what no one could have anticipated was how dramatically property values in the neighborhood would increase.
One of the community’s earliest homes sold for $160,000, whereas now, the median resale home price in I’On has now snowballed to just over $1 million.
The neighborhood also snared a handful of high-profile awards, including the National Association of Home Builder’s “Best Smart Growth Community” in 2002.
About 116 home sites have yet to be developed, and the company is also working on building a school and a Greek Orthodox church.
Change is even still happening within the development company itself. LeGrand Elebash, who joined I’On in 2004, left his full-time position as chief operating officer Feb. 2.
Though he’ll still finish up work on some of the company’s projects as a consultant, he’s planning to start his own development company, Elebash Development, to work on mixed-use projects in the Charleston area.
“Like any entrepreneur who’s in the beginning phases of starting a business, I feel a healthy dose of anxiety about the future,” he said. He added that starting his own company is “something I’ve felt strongly about.”
